    Wilson Hennessey Appraisal is an arm of a Maine family-built business established in 1985.  The primary business provides real estate sales, residential and commercial property management and valuation services under the licensed name Custom Search Realty based in West Bath, ME.

     

    d/b/a Wilson Hennessey Appraisal has four Certified Maine Assessors (CMAs), one of whom is also a Certified and Designated Real Estate Appraiser and one is a formerly licensed appraiser who now focuses solely on assessing.  All four principals are active CMAs.  Employees covered by workers compensation and sub-contractors who carry their own insurance are affiliated as appropriate for specific projects. A project may link to some or all of the four CMAs.  When a project is negotiated the relevant specific skill set backgrounds are provided within the firm’s response to Request for Proposal.

     

    Collectively, the firm is highly skilled in Harris TRIO and Vision CAMA systems. Blocks of service for Maine communities is available: deed, probate and survey interpretation; tax map annual update work; CAD sketching; site review for building permits; E911 assignment; annual sales turnaround report to Maine Revenue Services (MRS) and process of enrollment, update or penalized withdrawal for Current Use Tree Growth, Open Space, Farmland and Working Waterfront. Consultation on BETE / BETR; TIF value certification within districts and Board of Assessment Review hearing preparation.

     

    The four principals combined ad valorem experience exceeds 65 years. All have participated within contract service as Assessors’ Agent(s) and Juanita and Michael now focus on Phippsburg and Woolwich. Justin is Topsham’s seated Assessor and serves on MMA’s Legislative Policy Committee (LPC).  Meagan previously served within Maine Revenue Services as State Valuation Auditor and Municipal Services Manager.  Wide and deep assessing service diversity provides broad perspective on complex components integral to municipal revaluation development, implementation and end result management.

     

    Community involvement by the four Wilson Hennessey Appraisal principals adds depth of respect and empathy for town officials and for tax payers.  Within the family group municipal involvement includes West Bath Zoning Board of Appeals Chairmanship(s); West Bath and Sagadahoc County Board of Assessment Review Chairmanship(s); membership West Bath Planning Board; membership(s) West Bath Administrative Review Task Force; membership(s) West Bath Budget and Finance Review Board; West Bath Comprehensive Plan membership; West Bath Road Committee membership; West Bath SAU elected School Board role and service as Morse HS Soccer Coach.  Effective public interaction is long standing.

     

    In broad brush strokes the lead spokesperson for Wilson Hennessey Appraisal is Juanita Wilson-Hennessey CMA LIC#626; appraiser LIC# ME_CR399; real estate broker LIC# ME_DB102790 and designated IFA by American Society of Appraisers (ASA). Michael Hennessey is CMA LIC#893; appraiser LIC#ME_AP885 now inactive and real estate broker LIC#ME_B112961 now inactive.  Justin Hennessey is CMA LIC#727. Meagan Hennessey is CMA-3 LIC#903.  CMA membership(s) include Maine Chapter International Association Assessing Officers (ME_IAAO) and Maine Association of Assessing Officers (MAAO).
